We feel that we provide a very high level of personalised service to all our tenants and we therefore would like the tenants to look after the house like it was their own.
The rent for 2008/2009 is £77.30 pp pw (£335.00 per calendar month) unless stated otherwise.
Half rent is payable for unoccupied rooms in the first two months of the lease, (with the exception of 38 St Michael's Road which is full rent all year). Tenants are welcome to stay in their house during these first two months but full rent will apply on a student by student basis for the weeks they stay there. You will be given your key one week after the lease commences and you can leave your gear in the house during the summer and have free access to come and go as you please, even during the first 2 months when you are paying half rent. Full rent is only payable during the first 2 months for the weeks that you are actually living in the house.
No deposit payable on the lease.
Rent is normally payable quarterly in advance by standing order. However the rent can be paid monthly by standing order. Quarterly payments can be made to link with anticipated receipt of student loans, where applicable.
The group is jointly liable for the rent. This is now common practice with most student houses where there is one lease signed by all tenants. If a tenant drops out or stops paying the rent during the term of the lease, then the full rent for the house is still payable. The easiest way around this is to find a replacement tenant as soon as possible and we assist with this process. The tenant who drops out is initially responsible for the rent until such a replacement is found. However if a replacement is not forthcoming and the tenant who has left stops paying his/her rent, then it is up to the remaining tenants to chase him/her up and to pay the full rent until a replacement is found. We should point out that in sixteen years of renting to students we have had only two cases where the remaining tenants had to pay extra and one of these was because they wanted the vacant room to stay empty.
As tenants pay only half rent for the weeks their room is unoccupied in the first two months of the lease they will not be permitted to sub-let during the term of the lease.
Overdue rent, for the period that it is overdue, can be subject to an interest penalty of the current NatWest unauthorised overdraft interest rate which is the same the landlord has to pay when he goes into unauthorised overdraft.
Tenants are responsible for gas, electricity, telephone rental and call charges and water rates. The total of these bills, excluding telephone calls and Council Tax (for which full time students are exempt) should not normally exceed £7.50 per person per week for the whole year. This is of course dependant on how much you run the heating etc.
Guarantor -
all tenants will be required to provide a guarantor who is a UK resident.
It is not permitted for girlfriends or boyfriends of tenants (who are not part of the group) to move into the house as this is unfair on the other tenants and contravenes council regulations for numbers or people living in the house.
Administration Charges
One off administration fee of £125.00 per student, due at time of signing lease. This is to cover the administration costs of setting up the tenancy such as drawing up the lease, standing order forms, etc.
If a tenant drops out of the group causing a replacement tenant to be installed, an additional administration fee of £75.00 may be payable by the tenant dropping out, especially if he/she doesn't make an effort to find a suitable replacement.
If anyone in the group changes the supplier of gas and/or electricity, there is a charge of £75.00 to the person who effected the change and that person is obliged to get the change revoked.
