How much rent do I pay?
Virtually all our single rooms are £77.30 per week, (being £335.00 per calendar month) with half
rent for unoccupied rooms in the first two months of the lease.
Are bills included in the rent?
No. You are responsible for gas, electricity, water and telephone but you only pay for what you use. Full
time students are exempt from council tax. Depending on how long you leave the
heating on, gas, electricity and water bills should not normally exceed £7.50 pp pw over the full term of the lease.
How much is the deposit?
No deposit is payable (imagine that!).
When do we get our keys to the house?
We distribute the keys one week after the commencement of the lease. We use this time to read the meters and thoroughly inspect the house. If you are not able to collect the keys after a week we mail them to your home address.
Can we leave our gear in the house over the summer and not have to pay full
rent?
Yes. Once you have the key you can come and go to the house as you like,
providing you realise that if you actually live there in the first two months
of the lease then the person living there will pay full rent on a pro rate basis
for the time they are actually there.
Who do we call if we have a query or a problem?
You will only deal with John or Penny Morgan by e-mailing us on john@johnmorganlets.co.uk or
calling John's mobile 07885 32 88 88 for emergencies.
Are we allowed to smoke in the house?
No, all our houses will be non-smoking houses from next year.
Why are your houses so popular?
We spent a long time selecting our houses for their location and
quality. None of our houses is more than 20 minutes walk from campus. All
are in excellent condition inside and out as we spend a lot of money each summer
upgrading them. For example last summer we completely renovated six kitchens
and eight bathrooms.
How do I go about renting one of your houses?
- get your group together. We specialise in 5 bedroom houses, but have
some 4's and 6's as well.
- register your group on-line.
- just after term starts in January, we will call you to make an appointment
to view.
- we collect your group from campus and show you the three houses of your choice,
or the three best ones left if your first choices have already been taken.
- you then sign the lease, pay the administration fee of £125.00 pp, arrange for a suitable UK resident to sign the guarantee (usually a parent) and the house is yours.
Are your houses fully furnished?
Yes. We provide everything from crockery, cutlery, pots and pans, kettle, toaster,
microwave, bedroom and living room furniture etc etc. All you have to bring
is your bedding, a reading lamp, tv, stereo
and PC.
Can we get broadband in your house?
Yes. All our houses come with a wireless broadband modem/router. All
you need to do is to get an adapter for your pc, sign up with a service provider
and arrange installation (about £40).
Do we have to pay the rent quarterly in advance?
Unlike most agents we offer you various options to pay your rent that suit your
own financial circumstances. For example you can pay monthly in advance,
or you can pay the last three quarterly payments when your student loans come
in.
Do we have to arrange a guarantor?
Yes - all tenants have to provide a UK resident to sign a guarantee. Those who cannot arrange this will have to pay the year's rent in advance..
Is there and administration fee?
Yes. We charge an administration fee of £125.00 pp on the signing of the lease. This
covers the administration of drawing up the lease and accompanying documentation
as well as setting up utility accounts
etc. Please
note that we do not charge VAT on the administration fee.
What happens if I want to leave the house during the course of the lease?
Your lease is a joint liability lease and if any one person wants to leave then
they have to keep paying the rent until a suitable replacement is installed. If you do not pay the arrears and they cannot be recovered from you through the courts then then the remaining tenants in the group will become liable for the arrears. It
is not always that easy finding a replacement who is acceptable to the remaining
group members so once you have signed the lease you shouldn't take the decision
to leave lightly.
Do we have to cut the lawns at the house?
No. We maintain all the gardens and lawns.
Who does the maintenance on the house?
We have a very experienced maintenance team, many of whom have been working for
us for years. The team consists of Alan the builder (ably assisted by Warren and Ryan), John the central heating engineer, Keith the plumber,
Arthur the electrician, Bob the handyman, Alan the washing machine engineer and
Dave the tiler.
