Hi John
I'm one of your ex-tenants from last year, 2 Beverley Road. As part of my course I have had a year in industry and am currently based in Reading. Me, Luke Eaton (also of 2 Beverley) and Neal Eastwood will all be returning to Canterbury for the next academic year and will be needing a house. Me and Luke found you to be an excellent landlord (Much better than my current one) so would like to use your houses again if it is possible.

Dear John
I would like to thank you for everything you have done to the house over the summer; the flooring, the new curtains in the living room. It has not gone without notice and we are all very grateful. Thank you also for the chocolates, they were lovely.
Hope you are well

Dear John and Penny,
Thank you for the return of the deposit in such quick time! Much appreciated now that student prices have disappeared and money is hard to find!
Just an email to say thank you for two years letting your house on Cossington Road. By far the best landlords in Canterbury (I have heard terrible things about other ones). So thank you for being friendly, understanding and quick problem solvers when such things arose!
Thanks for giving your name as a future referee and I hope the next tenants in our house don't give you any major headaches.
Kind regards,
Paul
PS - please feel free to put anything said in this email on your website for future tenants

Hi there John.
I'd like to take the time to thank you for last year, you've been a great landlord and we will highly recommending you to anyone who is looking to get a house when we meet freshers in the new term. Another quick mention, 3 Hovenden is absolutely lovely, we are so happy with it, thanks again for thinking of us when you were letting the house go. Have a great summer John. Hopefully, I'll speak to you soon.
Best Wishes.

Hi John,
May I take this opportunity to thank you whole heartedly for being such supportive landlords this year. Both Penny and yourself have ensured my final year as a student and first time sharing a house with others has been smooth, well supported and enjoyable. It has been my pleasure extending my recommendation to my friends of you both as Landlords and am more than happy to be used in testimonials on your website as you see fit.
I wish you every success in the future and thank you once again from the bottom of my heart.
Kind regards
Shan.

Hello John and Penny.
I know that this is a very busy time of the year for you both, but I am going on holiday at the start of July and I am relying on my deposit for spending money, so I was just wondering if I should be realistically looking for a different means for my spending money.
Also, just to thank you for being fantastic landlords. Any problems and you have sorted it out immediately and I will be sad to leave the house and you both as landlords.
Thanks again,
Jenny

I just wanted to thank you for a being a superb landlord, you gave the most important thing: no, not the chocolates at Easter, but peace of mind. Can't really ask for more then that.

Hi John,
I really appreciated your excellent response times to any email enquiry, and the speed at which our broken washing machine was replaced. You even added insulation to all the exterior walls halfway through our lease and added places to secure our bikes to the back of the property.
If only all landlords were as good! Thanks very much.

Hello John,
I'd like to emphasize how much I've appreciated just simply being able to get in contact with you so easily, knowing that you would deal with any problems or complaints quickly, and on occasion with a sense of discretion. From the little experience I now have of other landlords, I now am so grateful that you seem to care about more than just how and when our rent bills are paid, and that we're not totally trashing the house!

Dear John,
I would like to take this opportunity to offer you my sincerest thanks for your patience, tolerance and support as a landlord over the last year. You have always been friendly and un-intimidating in your approach as a landlord, regularly offering useful advice and continuing to be understanding, to myself in particular, despite financial difficulties and consequently late payment on rent.
Furthermore on behalf of all my fellow house mates; Alex, James, Laurence and Luke I would like to express our utmost gratitude for providing us with regular notifications on any potential problems that could have arisen (such as the continued problems with utility companies trying to sign up students) and when your staff were due to visit and make repairs/replacements.
The quality of your housing is favourable compared to many of your rivals and undoubtedly the standard of service and tenant relations you maintain is far superior to that of other landlords, something I have ascertained from comparison with many friends living under different landlords who have not had the same fortune.
Thank you once again and all the best for the future.

We have been tenants with John and Penny Morgan for a year now and have decided to renew our contract with them as we could not ask for more responsive and reliable landlords. Our accommodation is of a standard we have not seen from other agents, and we are so confident and happy with John and Penny that we will remain their tenants for the duration of our university career."

John and Penny Morgan are very reliable and helpful landlords. Whenever we have had a problem, it has been rectified or investigated within 24 hours. They are always at the end of a phone if there is any emergency and if for some reason they wont be around they always inform us via email.
I would definitely recommend them to anyone!
Hope that's ok i am never very good at writing things (which isn't very good as i am at uni!)

Dear Mr Morgan
Thank you very much for the cheque you have just posted to us. It was a very pleasant surprise as I had lost hope in ever seeing this money returned. After all, you had presumably covered your own shortfall from our deposits and so it appeared that Frank could have escaped, with little that we could do to rectify the situation. It seemed so frustrating, unjust and not a good lesson for a young person starting out in life.
So, once again, thank you for being so professional and not giving up on this situation on our behalf.
Yours sincerely
Jonathan England (20 Mead Way)

John,
Being the God of all landlords, as it would seem to be, I was wondering if you could perhaps give me some recommendations.. Basically, we've been struggling with housing situation for next year (originally looking for a seven bedroom property, but that fell through, so now a six), but to little avail. So, long story short, is there anyone or anywhere worthwhile looking? It seems to be that there is little in the way of independent landlords such as yourself, and there isn't any extensive database or help provided by the UKC as to where to find suitable people! Anyway, and help would be greatly appreciated,
Thanks

Hi John
We all feel that as a landlord you have been excellent, our problems or questions have always been dealt with quicker than we imagined, and even when things are broken or need sorting out at the house we are not made to feel guilty or an inconvenience. These things are what have made us decide to stay with you for next year, as compared to other friends and their landlords we feel we have definitely got the best deal! Thank you from all the girls at 15 St Martin’s Road.

Just a quick note from myself to say thanks for being such good landlords this year, you have been really quick to reply to any of our queries and problems.
Also I left the house all tidy yesterday when I moved out. I left the house at 2.00 PM and everything was in order; myself, my parents and Kerry’s parents had spend a good 3 hours doing everything and a little more of your list.
Many thanks to the pair of you and hope that the summer is relaxing for you both!

Dear John and Penny
This is just an email to say thank you for being so helpful and understanding throughout the past year. You were extremely considerate of the fact that i was an international student and made it very easy for me to pay you my rent , you have been more like family figures then a landlords, from guiding us with your email's , living in this house would not have been the same without our almost daily 'tips of the day', to the box of chocolates and biscuits that would be waiting on the dining table for us when we would return from the holidays extremely homesick. Thank you for putting up with our trivial complains and for being so efficient with fixing them. The house we lived in was a of a much higher standard compared to the other campus student accommodations that i have seen. We never had drastic problems such as ceilings breaking or being forced to take cold showers in the winter. Everything was in working order and comfortable when we first moved in . Especially the sofas in the living room, they are famous amongst our friends for being the softest biggest and best sofas ever seen in a student house.
Thank you for your patience with our naive student complaints, and for treating us like adults.

If I do not get another chance to say it again I would just like to express myself and stay a huge thank you to both yourself and your wife for you commitment and outstanding service you have given us as a landlord as it has been both professional an dedicated in ensuring that our stay has been comfortable.
Have a good summer and many thanks again.

John and Penny are nice, friendly and professional landlords. They are very helpful if you have a problem and are really sweet. I regret having to leave their property and hope my next landlord will be as nice.
Kirstie Logan, 14 Somner Close 8 May 2007
John and Penny Morgan are excellent landlords.
They are efficient, keep their promises and are always contactable.
We were so lucky to rent one of their houses, we had none of those horror stories about missing furniture, broken fridges or landlords who never show up.
We have been given advice and support all the way, from moving in, rubbish collection to changing hoover bags!!
Plus, we never worry if we have a problem with the house. A quick email and the problem is sorted that day or the next. It has been an absolute pleasure to rent from John and Penny, and after 2 years we will be sad to leave our cosy little house and helpful, efficient landlords, and their friendly staff!

I moved out of 15 St Martins a couple of weeks ago and i cleaned my room
completely and cleaned the rest of the house with Rachel before i left. I'm
sure when the others leave they'll do the same but i just wanted to let you
know because i won't be going back before the end of the lease. I also put
my keys in the envelope you left, which was in the kitchen.
I also wanted to thank you both for being such great landlords. Any problems
we had you fixed so quickly and the emails you sent were very helpful. I'm
very sorry we've moving because the house has been perfect and if it was up
to me, rather than a group decision, we'd still have you as landlords next

Hello John,
This is just a quick e-mail to say I have really enjoyed the past year at 29 Somner. I completed my share of the general cleaning, cleaned my room and left my key in the envelope Penny provided on Saturday. The original furniture and lightshade is back in the room (downstairs) however Nia is still using the original curtains from my room and informed me she would put them back up when she leaves this week.
Thank you,

Hey John,
On the cleaning checklist I wrote on the part about our rubbish bin that I was arranging for a friend to sort this out. Just wanted to clear that up: my dad was delayed so much by traffic that he arrived in Canterbury after the local tip had closed, so I've asked a friend who's staying in Canterbury for the summer to put the bin out on Wednesday for collection and back the following day.
Thanks for being a quality landlord this year, and have a good summer. (and you too, Penny!)

Hey John and Penny,
I moved out from 28 Long Meadow Way yesterday and would like to say what a wonderful time I've had there and how great you've been taking care of any problems we've encountered.
I am about to go on holiday for 2 months, and as a result I need to give you some special instructions with regards final bills etc. If there are any bills that need to be forwarded to me, would you be able to instead forward them to any of the other guys in the house, I've sorted this with them already so they will be paid. With regards my deposit, would you be able to make the cheque payable to John Slaven (my father) if possible. Also should you need to contact me about anything, then call him instead. Below are his details should you need to contact him.

Thanks again, I will be checking my emails while I'm away if there is anything you need from me.
