Don't delay in getting organised as there is always a shortage of good houses in Canterbury and ours usually go first, as those 'in the know' are aware of the high level of personalised service we provide.

  1. Decide on how many in your group - we specialise in 5 bedroom houses but have three 4's and two 6's as well.
  2. Register your group with us by completing the registration form on-line and e-mailing it to us.  Be sure to advise us of any subsequent changes.
  3. Choose three houses on the list you are most interested in. We normally only need to show groups three houses as they often find one they like by that time.
  4. Viewing will commence in late November / early December for Christ Church and from Wednesday 9th January 2008 for University of Kent.
  5. After you have registered we will call you to arrange a viewing time.  This will be in late November / early December for Christ Church houses and as soon as term starts in January 2008 for University of Kent houses.
  6. We suggest you only view our houses if you are serious about renting a house at that time.  Our houses are highly sought after and if you just want to look around you will be depriving a serious group of an appointment time.

Once you have an appointment to view:

  • We will collect your group from the foyer of your nominated halls of residence or from elsewhere on campus, eg. Woodies.
  • All members of the group must attend each viewing.  We do not show houses to part groups as it causes too many problems. 
  • If you haven't registered your group on-line before 9th January 2008 you can still make an appointment to view but you will have to complete the registration form manually when we meet up.
  • Viewing will normally take place after 10.00 AM (when existing tenants have got out of bed). Please feel free to ask any existing tenants about our track record as landlords during the term of their tenancy.  We will provide you with the relevant phone numbers to enable you to call them in private.
  • Viewings normally take place during normal office hours and sometimes at weekends if all the group is available to view.
  • We generally work on a first come first served basis. However, we sometimes let a group put a 24 hour hold on a house if appropriate The first group to sign the lease gets the house.  
  • We reserve the right to reject any groups with whom we feel we won't be able to enjoy a good working relationship.
  • There is always a shortage of good student accommodation in Canterbury compared to the number of students looking and we recommend that having checked us out as landlords, if you like one of our houses you sign it up as soon as possible to avoid disappointment.  This then leaves you free to get on with your studies without having to worry about looking for a house for next year.
  • We can email you a copy of the lease before you view to enable you to read it beforehand.
  • Each tenant has provided us with a guarantee signed by a suitable UK resident, usually a parent.

SECURING A HOUSE

A group will secure a house when ALL members of the group have :

  • completed our registration form
  • viewed the house.
  • read and signed the lease.  We try and email the lease to you prior to viewing.
  • paid the non refundable administration fee of £125.00 per tenant.
